The Al-Faisaliah development project is based on providing an important developmental shift in the country's march towards diversifying the economy, activating partnership with the private sector in developing pioneering projects to achieve the Kingdom's Vision 2030, by focusing on economic housing, which gives the project a basic advantage.
The project focuses on a phased development strategy for all its economic components. To ensure success before pumping a lot of money, and to raise the level of financial risks for the project, as the strategy includes evaluating and reviewing development plans before expanding in investment areas.
The Al-Faisaliah project is considered complementary to the national development and development plans in the cities of Makkah Al-Mukarramah and Jeddah, and not a competitor to them, in the integration of the regional development process of the Makkah Al-Mukarramah region.
The Al-Faisaliah project is located on the western side of the city of Makkah Al-Mukarramah, and it connects the cities of Makkah and Jeddah.
The geographical scope of the project covers the borders of Al-Shuaiba in Makkah Al-Mukarramah, with an area of 2,450 square kilometers. The project is bounded from the north by the Makkah-Jeddah highway, from the south and west by Al-Leith governorate and the waterfront of Al-Shuaiba Center, from the east by Al-Bayda Center, and from the north-east by the borders of the Grand Mosque in Mecca.
Reducing dependence on energy
The project's development strategy is based on diversifying the economy and reducing dependence on the energy sector in general and oil in particular, by introducing an ecosystem composed of different groups to stimulate development in the region.
It is expected that the strategic location of the Al-Faisaliah project will achieve new and advanced economic opportunities that will open broad horizons for development that are compatible with technical progress and the diversity of investment fields that have proven successful in emerging development regions globally, by benefiting from successful global experiences in diversified economic investment such as Singapore, Iskandar region, and the city of Petrajaya in Malaysia. , development projects based on renewable energy, sustainable agriculture and other successful projects globally.
In the design of the Al-Faisaliah project, a focus was taken on creating economic incentives for development in all areas of the project in order to create job opportunities and successful and sustainable economic investments that stimulate the real estate market as a basic service that complements the development process.
4 times the return on investment
The project attracts many economic groups that achieve an added value of not less than twice the value of investment and may be up to four times higher, such as tourism, education, health, transportation, and storage.
The project contains public and private investment areas to stimulate the growth of the project (Islamic jurisprudence complex, pivotal street, government headquarters, the diplomatic quarter, the urban center, business and commerce, shopping and retail, a dock for boats, and residences overlooking the sea).
The project will be an opportunity to reduce population pressure on the cities of Makkah and Jeddah during the next 25 years. It will provide economic housing for at least 700,000 families, or the equivalent of 70% of the number of new housing units, with about 995,000 housing units in the project, bringing the population in 2050 to about 5.6 million people.
The project's Village Transformation Program also offers an innovative and sustainable way to transform village communities into livable neighborhoods by revitalizing existing villages and improving living conditions in them, by involving local communities to ensure their long-term sustainability and continuous improvement.
Focusing on economic housing gives the project an essential advantage, as the projects of new cities or economic cities focused on real estate development as an engine for development, and this was a major reason for the delay in achieving the goals.
The multimodal transport system will provide effective connectivity at the regional and local levels, through the implementation of a regional airport (cargo airport with logistics facilities), as well as a secondary port with support facilities for neighboring ports (cruise ships, mega-yachts, yachts and small boats, water taxis), in addition to to multiple modes of transportation (commuter train, freight train, subway, tram, express bus, sub-bus).
Intermodal stations will allow the use of two or more modes in a single journey, and intermodal transit is often used to combine the strengths (and compensate for the weaknesses) of the various modes of transport.
Transportation-oriented development is one of the types of community development that includes a mixture of housing, offices, retail, and other facilities, which are integrated together into a walkable residential neighborhood, located in a place where high-quality public transportation can easily reach, and the project develops a sector Flying through a new air route that will be established with a historic decision to open an internal market.
Creating a million jobs
The project will create more than a million jobs in a variety of technical, educational, health and service fields for the residents and visitors of the project through the establishment of a recreational area that will be a point of attraction for all segments of society, not only for the region and its residents, but also for the residents of the Kingdom in general and its visitors, in line with what was announced in Saudi Vision 2030. .
The Al Faisaliah project supports the national goal of creating world-class communities by providing stability, resilience, healthcare, culture, environment, education, and infrastructure.
The project will include an Islamic center, recreational, administrative and cultural areas, in addition to administrative and commercial centers, in addition to the diplomatic quarter and the Hajj and Umrah services center in Makkah-Jeddah, providing logistics and trade services.
The project aims to produce 9.5 gigawatts from renewable energy sources. To meet the increase in domestic demand for energy consumption, which is expected to reach 18 gigawatts, or three times, by 2030.
The project will be able to attract about 10 million visitors, as it provides advanced and qualitative tourism services to visitors to the region, including pilgrims and Umrah performers.
