Excision and Gazette are closely related in real estate. All lands belong to government until a portion of it is released and declared free.
EXCISION is releasing of a portion of land by the government to ingenious villagers by state or federal government. When a land is excised, it becomes legally free from government acquisition.
GAZETTE is a document/paper publication authenticating that a portion of land has been excised. It is simply an official statement in paper publication form, proving that a portion of land has been released to villagers.
In other words, a GAZETTE is an Official record book where all special government details are spelt out, detailed and recorded.
A GAZETTE will show you the communities or villages that have been granted excision and the number of acres or hectares of land that the government has given to them. It is within those excised acres or hectares that the traditional family is entitled to sell its lands to the public and not anything outside those hectares of land given or excised to them. If they decide to sell anything outside the excised land, then that land is under acquisition by the government and can be claimed by the government at any time, it is therefore a wrong land to buy.
Buying a land that doesn’t have excision is a high risk. Government can take over the land at anytime without paying you 1 kobo. If you build a house on a piece of land that doesn’t have excision, you might end up losing everything. Simply put, all the lands without excision belongs to government.
